Originally designed by the architecture firm Morgan, Walls and Morgan, with its facade of glazed brick and terra cotta ornamentation, was constructed in 1913 to house offices as well as a vaudeville theater space, nestled within the ground floor.
We reactivated the tower's original uses, including retail and restaurant on the ground floor and office space on upper floors. The new office floors will create flexible and open, light-filled floor plates highlighting the historic double-hung and center-pivot windows. We restored the building's historic exterior, stair enclosure and entry lobby. In addition, our work included the discovery of an original grand staircase that went unused for over 100 years, helping to uncover new leasable basement bar space.
In a separate effort, we also worked on the restoration of the Globe Theatre (formerly the Morosco Theatre, after impresario Oliver Morosco), located within the footprint of the Garland Building. Restoration includes the 1940s marquee and converting the 2000-era nightclub back into a theater and special event space.
